A new home warranty is one of the biggest advantages of buying new construction. Most builders offer multiple layers of warranty coverage, each covering different aspects of the home for different time periods.
Structural Warranty (Typically 10 Years)
This covers major structural defects, including foundation issues, load-bearing wall problems, and roof structural failures. This is the longest-lasting and most valuable part of your warranty.
Systems Warranty (Typically 2 Years)
This covers the home's major systems: HVAC, plumbing, and electrical. If your heating system fails in the first two years, the builder is responsible for repair or replacement.
Workmanship Warranty (Typically 1 Year)
This covers defects in workmanship and materials, such as paint issues, cabinet problems, flooring defects, and other finish-related items.
How to Use Your Warranty
Keep a running list of items that need attention. Most builders have a warranty process where you submit a list at the 11-month mark (before your workmanship warranty expires). Document everything with photos and keep copies of all correspondence.
