Financing New Construction

New construction financing differs from traditional mortgages. Learn about construction loans, permanent financing, and lender options in the Rogue Valley.

Financing a new construction home works differently than buying an existing home. Understanding your options helps you prepare for a smooth closing.

Construction-to-Permanent Loans

Many buyers use a two-phase loan: a construction loan during building and a permanent mortgage once the home is complete. This is common for custom homes where you're working with a lender during the build process.

Builder Financing

Some production builders, including Hayden Homes and D.R. Horton, offer their own financing programs or work with preferred lenders. These programs can include incentives like closing cost assistance or design center credits.

Standard Mortgage

For spec homes and quick move-in inventory that are already complete or nearly complete, you can use a traditional mortgage. This is the simplest financing path and works like any standard home purchase.
